Types of Foundation Cracks and What They Mean
Almost every concrete foundation cracks. Concrete shrinks as it cures, soil moves, temperatures swing, and the material has enormous compressive strength but very little tensile strength. A house with zero foundation cracks is unusual; a house with a few is ordinary.
The useful question is never “is there a crack.” It is “what kind, how wide, is it moving, and is water coming through it.” Those four answers separate a $30 tube of sealant from a $25,000 structural repair.

Why foundations crack at all
Curing shrinkage
Concrete is mixed with more water than the chemical curing reaction actually needs, because the extra water makes it workable enough to pour. As that excess evaporates over the first year, the concrete shrinks by roughly 1/16 inch per 10 feet.
The wall is restrained by the footing below and by its own corners, so it cannot shrink freely. Something has to give, and the result is fine vertical cracks, often appearing within the first two years of construction. These are the most common foundation cracks in existence and usually the least concerning structurally.
Settlement
Every house settles into its soil. When it settles evenly, nothing cracks. When one portion settles more than another, called differential settlement, the foundation is bent, and concrete responds to bending by cracking.
Causes include poorly compacted fill, a soft spot in the subsoil, plumbing leaks washing out soil, tree roots drawing moisture from clay, and drought-and-rehydration cycles in expansive soils.
Lateral soil pressure
Soil against a basement wall pushes inward, and that pressure multiplies when the soil is saturated or frozen. This is the mechanism behind horizontal cracking, and it is the most structurally dangerous of the common causes because the wall is being loaded in the direction it is least able to resist.
Contributing factors: poor drainage, expansive clay soils, frost penetrating below grade, heavy equipment or vehicles driven near the foundation, and backfill that was dumped in and compacted with a machine rather than layered carefully.
Frost heave
Water in soil expands roughly 9 percent when it freezes. In cold climates, if the soil beneath or beside a foundation freezes, that expansion lifts and pushes. Footings placed below the local frost line largely avoid this, but shallow porches, steps, garage slabs, and older houses with insufficient footing depth are frequently affected.
Hydrostatic pressure
Saturated soil holds water, and that water exerts pressure that adds to the soil load. It also finds any existing crack and exploits it. Many cracks that were cosmetic for years become leaks after drainage around the house degrades.
Vertical cracks
What they look like
A crack running roughly straight up and down, sometimes with a slight wander. Usually in the middle third of a poured concrete wall. Frequently starting at the top of the wall and running partway down, or extending the full height.
What they mean
Vertical cracks are the most common and generally the least alarming. Most are shrinkage cracks from curing. They are typically uniform in width along their length and stay under 1/8 inch.
A vertical crack that is noticeably wider at the top than the bottom suggests the footing is settling downward at that location. One that is wider at the bottom may indicate heave, meaning the soil beneath is lifting.

- The two faces of the crack are offset, meaning one side sticks out further than the other

- It is accompanied by sticking doors or windows on the floor above
Repair
Non-structural vertical cracks in poured walls are ideal candidates for injection. Polyurethane injection is generally preferred where water is the concern: the resin foams on contact with moisture, expands to fill the full depth of the crack, and stays flexible so minor future movement does not simply crack it open again. Epoxy injection creates a rigid bond stronger than the surrounding concrete and is used where structural continuity needs restoring, but it requires a dry crack and will not tolerate movement.
Typical cost: $400 to $900 per crack professionally injected. DIY kits run $60 to $150 and work acceptably on straightforward cracks, though achieving full-depth fill takes patience.
Diagonal cracks
What they look like
A crack running at roughly 30 to 75 degrees, often originating at the corner of a window or door opening, or starting near a wall corner and running upward and outward.
What they mean
Diagonal cracks are a settlement signature. Openings in a wall are stress concentrators, so when the foundation flexes, the corners of windows and doors are where the stress finds an outlet.
The direction tells a story. A diagonal crack that runs upward away from a corner generally means the section on the low side of the crack is dropping. Multiple diagonal cracks all leaning the same direction across a wall suggest one end of the house is settling relative to the other.
When to worry
- The crack is wider than 1/4 inch at any point
- It appears along with floor slope, sticking doors, or gaps opening between walls and ceilings upstairs
- It has grown measurably in a season
- It appears suddenly rather than gradually
Repair
The crack itself can be injected, but injection only addresses water and appearance. If the underlying cause is ongoing settlement, the crack will reopen or new ones will form nearby. Persistent settlement is addressed by stabilizing the footing with helical piers or push piers driven to load-bearing soil or bedrock, at $1,000 to $3,000 per pier with most jobs requiring several.
Before committing to piers, a structural engineer’s independent evaluation is worth the $400 to $800 it typically costs, because the engineer does not sell the repair.
Horizontal cracks
What they look like
A crack running side to side across the wall, usually in the middle third of the wall height, often extending a long distance or the full width. In block walls it typically follows a single mortar joint.
What they mean
This is the pattern that matters. A horizontal crack means the wall is being pushed inward by soil pressure and has begun to fail in bending. The wall is essentially a beam spanning between the floor slab at the bottom and the floor framing at the top, and it has cracked at the point of maximum stress.
Contributing causes are saturated soil, expansive clay, frost pressure, and heavy loads near the foundation. Block walls are more vulnerable than poured walls because mortar joints are the weakest link and the hollow cores provide less resistance.
Why it is different from the others
Vertical and diagonal cracks generally indicate the foundation has moved. A horizontal crack indicates the wall is actively losing the argument with the soil, and the failure mode is progressive. Once the wall has cracked, its ability to resist further pressure is permanently reduced, so subsequent wet seasons push it further.
Warning signs of advanced failure
- Visible inward bulge, best checked by holding a long straightedge or a taut string against the wall
- Deflection greater than about one inch, measured from the plane of the wall
- The top of the wall shifting inward relative to the sill plate above

Repair
Carbon fiber straps are bonded vertically across the crack with structural epoxy and anchored top and bottom. They stop further inward movement in walls with modest deflection, usually under about two inches. They are low-profile and can be finished over. Cost: $400 to $800 per strap, spaced roughly every four feet.
Steel I-beams are set vertically against the wall and anchored to the floor slab and the floor joists above. They handle greater deflection and can, with adjustable brackets, be tightened over time to gradually pull a wall back. Cost: $500 to $1,200 per beam.
Wall anchors or helical tiebacks extend out through the wall into the soil beyond the failure zone and resist pressure from the outside. They can straighten a wall over time as they are tightened seasonally. They require yard access. Cost: $600 to $1,500 per anchor.
Full wall replacement is the answer for severely failed walls, typically at deflection beyond four to five inches or where the wall has begun to shear. Cost: $20,000 to $60,000 or more.
Whatever the method, the drainage problem that caused the pressure must be corrected at the same time, or the repair is fighting the same force that broke the wall.
Stair-step cracks
What they look like
A crack that steps diagonally through a concrete block or brick wall by following mortar joints, moving horizontally along a bed joint, then vertically up a head joint, then horizontally again.
What they mean
Mortar is weaker than the block or brick around it, so cracks in masonry take the path of least resistance rather than running straight. A stair-step pattern is therefore just the masonry version of a diagonal crack, and the diagnosis depends on where it appears and what it is doing.
Stair-step cracks near a corner, wider at the top, typically indicate settlement of that corner.
Stair-step cracks accompanied by horizontal displacement, meaning the upper portion of the wall has slid inward along a bed joint, indicate lateral pressure. This is functionally as serious as a horizontal crack.
When to worry
- Any horizontal offset between the block courses
- Width beyond 1/4 inch
- The crack extending through multiple courses across a large portion of the wall

Repair
Cosmetic stair-step cracks are addressed by tuckpointing, which means grinding out failed mortar and replacing it. Structural ones require the same reinforcement options as horizontal cracks: carbon fiber, steel beams, or anchors, plus correction of the drainage that caused the pressure.
Because block walls are hollow, they also often require the cores to be filled with grout as part of a reinforcement plan.
Floor slab cracks
What they look like
Irregular, wandering cracks across the basement floor, often forming rough polygons.
What they mean
Basement slabs are usually non-structural. They are a wearing surface poured over gravel, not a load-bearing element, and they crack from shrinkage almost universally. Most floor cracks are cosmetic.
The exceptions matter, though. A floor crack with vertical displacement, where one side sits higher than the other, indicates soil movement beneath the slab. A crack that widens progressively or a slab that is sinking near the perimeter may indicate washout of the subgrade, often from a plumbing leak or from water channeling beneath the footing.
Floor cracks are also frequently the entry point for groundwater under hydrostatic pressure, which is a drainage issue rather than a structural one.
Repair
Cosmetic cracks can be filled with a flexible polyurea or epoxy filler. Cracks admitting water are best addressed by relieving the pressure with an interior drainage system rather than by sealing, since sealing a pressurized crack usually just moves the leak a few feet.
How to tell if a crack is active
This is the single most useful piece of homeowner diagnostics, and it costs almost nothing.
The pencil method
Mark both ends of the crack with a pencil line perpendicular to it, and write the date. Measure the width at two or three points and write those down too. Photograph it with a ruler or a coin in frame for scale.
Check again in three months, and again after a full seasonal cycle including a wet spring. A crack that has not extended past your marks and has not changed width is dormant. A crack that has grown is active and needs professional evaluation.
Crack monitors
A two-plate plastic gauge, roughly $15, epoxied across the crack with a printed grid that shows movement in millimeters in both directions. More precise than the pencil method and easier to read at a glance. Well worth it if you are trying to decide whether to spend money.
Measuring width
Feeler gauges or a simple crack comparator card give real numbers. Rough reference points: a credit card is about 0.03 inches, a nickel is about 0.08 inches, and a quarter is about 0.07 inches. If a nickel slips into a crack easily, you are at or above the 1/8 inch threshold where most guidance says get an opinion.
Red flags that justify calling someone now
Any single item on this list warrants a professional evaluation rather than monitoring:
- A horizontal crack anywhere in a basement wall
- Visible inward bulge or bowing greater than about one inch
- Any crack wider than 1/2 inch
- Offset faces, where one side of the crack protrudes past the other
- Cracks that have visibly grown within a few weeks
- Doors and windows on the floors above sticking or failing to latch, especially if it started recently

What not to do
Do not just caulk it. Surface caulk on a foundation crack fails, because it bonds to only the outer 1/8 inch of a crack that may be eight inches deep, and water pressure peels it off from behind. It also makes future injection repairs harder, because the caulk has to be ground out first.
Do not paint over it and forget it. Waterproofing paint over an active crack hides the evidence you need for monitoring and does nothing about pressure.
Do not fill a structural crack with hydraulic cement and consider the job done. Hydraulic cement is excellent for stopping an active water flow quickly and for sealing around pipe penetrations. It is rigid, so on a moving crack it simply cracks again alongside the patch.
Do not sign with the first contractor who says the word “urgent.” Foundation repair has a well-documented problem with high-pressure sales. Get an independent structural engineer’s report first when the recommended repair runs into five figures. Get at least three quotes. Ask each contractor to explain the mechanism causing the crack, not just the product they want to install.
Do not fix the crack and ignore the water. The overwhelming majority of foundation problems are drainage problems that were allowed to run for years. Gutters, downspout extensions, and grading are the upstream fix, and skipping them means paying twice.
